Updates on Current Construction & Traffic

We are sensitive to the impacts of construction that neighbouring homeowners live with during our development activities, and we do the best we can to control them While we hope that our neighbors will understand that the impacts are temporary, we also encourage you to talk to us about problems. The following tools assist us in managing construction so as to minimize the impact on our neighbors and may be helpful if you have questions:

British Properties road building, servicing and construction program is governed by development agreements with the District of West Vancouver and municipal bylaws. In addition, British Properties has implemented its own Truck Traffic Management Plan. This plan requires truckers to be properly licenced and trucks inspected for safety; there are rules to reduce dirt and noise; times and routes of operation are limited to avoid conflicts with school drop-off and pick-up times. To view a copy of this plan, please contact us at info@britishproperties.com. All other municipal bylaw compliance issues are managed by the District’s Bylaw Enforcement Division.

Individual home construction plans are approved and monitored by British Pacific Properties and the District of West Vancouver. Every lot sale within a British Properties’ subdivision is governed by an obligation upon the new owner to construct a home within a two year period. This policy does intensify neighbourhood construction for a time, but it prevents construction stretching out indefinitely and ensures that neighbourhoods will be properly completed as soon as possible.

Construction activity on private homesites is regulated through the District of West Vancouver’s Permits and Inspections Department and Bylaw Enforcement Division. Any problems should be reported directly to the Bylaw Enforcement Division and also brought to the attention of British Properties personnel info@britishproperties.com.

New Rodgers Creek Bridge & Chippendale Connector Update:

November 2010, The new Rodgers Creek Bridge and Chippendale Connector are now open to BPP's truck traffic.  This new truck route provides a safer and more efficient alternative to heavy truck traffic servicing BPP's Highgrove and Highview developments in the Rodgers Creek development area.

Chippendale & Chairlift Road Construction Update:

We are making progress on our major road construction projects, but the weather has caused a series of delays.

Chairlift Road, between Chelsea Court and Chelsea Place was opened to the public on September 1st. As the development of Taylor’s Lookout advances, road construction and servicing work is still underway on portions of Garden Court and Chippendale Road.

The Chippendale Road connector will initially link Chairlift Road with other north-south roads including Folkestone Way, Westhill Drive and Chartwell Drive and we hope to have Chippendale Road, along with the Marr Creek Bridge, open by the end of February. Area residents will be pleased when this happens since this connection will alleviate traffic congestion on Chairlift Road during peak hours and will also provided improved fire and safety response to the Chelsea Neighborhood.

In case you didn’t know, the longer range plan is to extend Chippendale Road west to Cypress Bowl Road and provide a much-needed alternate thoroughfare for all east-west traffic, removing your need to travel on the Upper Levels Highway to such destinations within the British Properties as Sentinel, Chartwell, Mulgrave and Collingwood schools.

This connection will provide such additional benefits as:
  • Alternative truck routing
  • Improved fire and safety access
  • Improved access to Highway 1, particularly to the western parts of West Vancouver, including Horseshoe Bay and beyond to Squamish and Whistler
  • Improved access to Mulgrave School
  • Collingwood School Traffic Management

Traffic around Collingwood School is an ongoing concern for residents and British Properties is working in conjunction with the District of West Vancouver and Collingwood School to improve traffic during peak school drop-off and pick-up times.
